Between the Property Owners: ‘The Boys Dormitory’ (Owner) and the Client (Tenant). The Contract will be entered into when The Boys Dormitory issues the confirmation email and will be subject to all the Booking Conditions. The rental of the property shall be in the name of the person who completes the booking (the Tenant) who shall be responsible for the actions of all persons included and should ensure that they are aware of and comply with the Terms and Conditions.


A deposit of 25% (pounds sterling) is payable when the booking is made. Payment can be made by cheque, credit card, debit card, BACS payment, SWIFT or PayPal. Any bank charges will be incurred by the client.

The balance shall be payable six weeks before the commencement of the rental. This will be taken from the original credit or debit card used for booking without further notification. A confirmation of payment, directions and key holder details will be sent to you.

For bookings made less than six weeks before the commencement of the rental the total fee is payable.


Any cancellation made by the Client for whatever reason shall be notified by telephone, and then by follow-up email to info@boysdormitory.co.uk. Upon receipt of notice of cancellation, The Boys Dormitory will seek to re-let the property for the period of booking.

If The Boys Dormitory succeeds in re-letting the property for the whole period it shall refund all the monies paid less a small administrative charge per booking.

If The Boys Dormitory is unable to re-let the property at all, and the cancellation is within six weeks of the holiday then the full rental is forfeit. If the cancellation is more than six weeks before the holiday only the deposit is forfeit.

You may be able to claim on your Cancellation Insurance. The Boys Dormitory strongly recommends Clients to take out their own Cancellation Insurance.


Prices are based on two people only. The price includes linen with all gas and electricity charges. The Boys Dormitory is furnished and equipped to cater for two people, and includes pots and pans, crockery, cutlery, iron and ironing board, cleaning supplies, etc.


All properties are cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property and its contents as you find it.


The property is available for occupation from 4pm on the day of arrival and must be vacated by 10:00 am on the day of departure. The Tenant will be liable for any costs incurred because of an unauthorised extension.


The Tenant agrees:

  • Not to exceed the maximum number of persons agreed in the booking.
  • To ensure that only the individuals named on the booking letter occupy the property for holiday purposes only.
  • Not to bring any pets into the property whatsoever.
  • Absolutely no smoking within the property.
  • To keep the property clean and in good order and be responsible for any breakages. The Owner will be entitled to deduct the cost of remedying any breach of these obligations.
  • Not to cause an annoyance or become a nuisance to occupants of adjoining properties.
  • Not to sub-let the property, or any part of the property.
  • No babies or children are permitted in the property – we regret that the apartment is not child-friendly.
  • To notify The Boys Dormitory if your departure from the property is prior to the end of the period of hire in order that we may ensure that the property is secure.

The Boys Dormitory reserves the right to refuse entry to the entire party if these conditions are not observed.


The Client is legally bound to reimburse The Boys Dormitory for replacement, repair or extra cleaning costs on demand.


The Owner shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the Contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract.

If the property which the Client has booked becomes unavailable or unusable for unforeseen reasons prior to the date of a booking, then The Boys Dormitory obligation will be to (1) use their best endeavour to find a mutually suitable alternative property, or failing which (2) to reimburse the Client for any monies paid.


The Boys Dormitory does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its servants or agents.


The Boys Dormitory shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.


It is important to The Boys Dormitory that holidaymakers enjoy their holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the holidaymaker should immediately contact us, the owner or caretaker / key-holder to allow the opportunity to rectify the problem while they are still in the premises.
